Mexico House Construction Cost Calculator

Compare cost ranges by home size and finish, then estimate a full budget with land, labor, materials, fees, permits, site extras and contingency.

Looking for the cheapest way to build a house in Mexico? Compare basic, mid-range, and luxury cost ranges by floor area, then estimate the wider project budget—including land, labor, materials, permits, IMSS, and site extras. The basic finish range is the lowest baseline in this calculator, not a guaranteed cheapest build; local land, site conditions, utilities, and contractor quotes determine the real budget.

How this calculator works

The core build range comes from the PropTrenz construction guide and is adjusted by INEGI's latest national Construction-sector producer-price change. Labor and materials appear as separate line items; the editable labor share determines the material remainder, and together they equal—not add to—the core construction range. Enter site preparation, utilities, and other extras as separately named costs. Architecture and project management default to 12.5%, the midpoint of the guide's 10–15% range; IMSS defaults to 27.5% of estimated labor, the midpoint of the guide's 25–30% range. Design (5%), permits (2%), and land closing costs (6.5%) are editable planning allowances, not official local tariffs. Land starts at an editable MXN 1,000,000 placeholder. Contingency applies to project costs other than the land purchase price and land closing costs. The guide does not identify an exact baseline month, and INEGI's index is not a residential cost-per-square-meter survey, so results are indicative only.

Latest official construction-price data

INEGI's national Construction-sector producer-price index increased 5.71% year over year in September 2026. This measures producer prices for construction output; it is not a residential cost-per-m² survey, city-level data, or a contractor quote.
